ASPHALT MAINTENANCE: SEALCOAT & CRACK REPAIR
Protect your asphalt investment and consider these advantages to sealing & crack filling your pavement; Make your asphalt look brand new, keep your asphalt protected by resisting gas, oil and chemicals, prolong the life of your asphalt and provide an attractive appearance to your asphalt parking lot or driveway.
What is sealcoating?
Sealcoating will provide a layer of protection blocking out the elements: water, oils, and U.V. damage. In addition, when applied to manufacturers’ specifications, sealcoating provides a slip resistant surface with a deep black finish that beautifies the parking lot or driveway. Sealcoats are typically bituminous based products or acrylics. The sealcoat is in a liquid formulation of one of the above emulsions, mixed with water, silica sand, polymer additives, and other proprietary fillers and solids. A regularly scheduled sealcoating program will more than double the life of the asphalt, saving you significant dollars down the line. Instead of having to pay thousands of dollars for new pavement, it is more cost effective to spend only pennies on the dollar per square foot to maintain.
When applying a sealcoating product, follow the important steps referenced below to get the most protection and optimum performance:
- One to two coats can be applied.
- Temperatures are optimum at 65 degrees and rising for a period of not less than 24 hours.
- Do not apply if rain is imminent within a 24 hour period.
- Once finished with the application of sealcoat, allow to cure 24 hours before allowing vehicle traffic back onto the surface.
To summarize, sealcoating every two to three years will certainly extend the life of your asphalt pavement for minimal cost. When applied appropriately and at the right time, sealcoating prevents oxidation, stops weather damage, and beautifies pavement.

Crack Repair
Asphalt cracks are unsightly and uninviting – but that’s not the only reason they’re a problem. Cracks also threaten the overall strength of your pavement, leading to severe structural issues and expense over the long term.
Cracks allow water to penetrate your pavement and seep into the underlying base layers, where they can create voids that turn into potholes and eventually destroy your asphalt’s foundation.
The good news is that you can prevent this minor repair issue from becoming a major one. A hot rubberized crack material can seal up any cracks and waterproof them to prevent future damage. Andrew’s cost-effective asphalt crack repair and sealcoating services can help you.
If your surface is beginning to crack, don’t wait – get it filled, before it gets worse. Contact Andrew’s Paving & Excavating, Inc., the expert asphalt crack repair company today at (530) 268-1975.
